Commissioned by PT. HK Realtindo to review the business projections for a hotel investment in Legian, Bali. Our assessment: the location is highly strategic with a cautiously optimistic outlook. A realistic first-year benchmark is 55% occupancy at an ADR of around IDR 800,000. We recommended a 3-star or 3-star-plus positioning — the market is structurally Midscale, where demand is driven by price and facilities rather than brand affiliation.

Led pre-opening operations for a destination resort, including concept refinement and comprehensive technical assistance from Ground Up—covering development of business targets, detailed financial projections, total building investment analysis, and key return metrics (ROI, ROE, IRR, and payback period). Provided technical services input, guided FF&E procurement, oversaw recruitment of 80 staff, and supported operational stabilisation through the first season.
