Most pre-openings fail quietly — over budget, over time, and under-prepared on opening night. Ours don't.

We embed alongside owners, project managers and design teams from the moment a project is greenlit. Our job is to keep the operational lens on every design decision, every procurement order and every hire — so the building that gets handed over is one a hotel team can actually run on day one. We typically engage 12 to 18 months before opening, scaling involvement up as the critical path tightens.

Our process

A 12–18 month critical path, owned end-to-end

  1. 01

    Concept lock & operator-led design review

    Validate the concept against operating reality. Review architectural and MEP drawings for back-of-house flow, FF&E coordination and guest journey.

  2. 02

    FF&E, OS&E & pre-opening budget

    Build the procurement schedule and pre-opening budget. Lead vendor selection, sample reviews and delivery sequencing tied to the construction programme.

  3. 03

    Recruitment & training

    Org chart, salary banding, phased hiring plan. Recruit GM and HODs first; build line-staff training curriculum in Bahasa and English.

  4. 04

    Soft opening & first 100 days

    On-site command through soft opening, daily ops standup, and live correction of SOPs, systems and service flow until the hotel stabilises.
